Design Build

The Design Build project method was designed to speed up the Design-Bid-Build Process. Instead of having the Design team work independently from the Builder, a single entity is formed that encompasses both aspects of the process. The "design-builder", becomes the direct contracted contact for the "Owner". The architect, builder, and engineers will develop an agreement with the selected leader of the three. The Design build project delivery method usually starts with an owner approaching one or many design build teams. Each team can assemble a proposal for the owner. Proposals represent the Design Builders design and construction costs in association with a summary of the expected scope. Owners likely choose the proposal that provides the best value for the project without losing quality. Once a proposal is chosen and the Design Build Manager has been selected, design meetings begin and individual roles and responsibilities are identified by the Design-Build Manager.
